Data-layer add-ons

Add a layer your plan doesn’t carry

Every card below says what the add-on does on each plan, worked out from that plan’s own scope baseline rather than written by hand. On a plan that already includes the layer, an add-on buys nothing but extra calls — so we say that instead of selling you access you already have. Buy them yourself in the developer portal with a live key; scopes activate as soon as payment completes. A card marked under development is not buyable yet and grants nothing.

Risk Summary

$79/ month

Per-property flood, bushfire (BAL) and contamination in one read — with severity and an explicit coverage flag per hazard, so "no overlay" is never mistaken for "not checked".

  • BusinessAlready in this plan — buying it only adds 25,000 calls to your monthly quota
  • GrowthAlready in this plan — buying it only adds 25,000 calls to your monthly quota

Coverage: Statewide in VIC, NSW, WA and TAS; ACT and NT cover flood + bushfire (no contamination register). QLD is per-council (Brisbane, Gold Coast, Sunshine Coast, Moreton Bay, Logan, Ipswich, Toowoomba, Rockhampton, Townsville, Cairns, Mackay). SA is not yet covered. Uncovered areas return coverage: "not_covered" — never a clear result.

Coverage: NSW and ACT are live statewide registers; QLD and WA are partial (per-council sources). VIC comes from an annual survey vintage and SA from an irregularly reissued snapshot, so those two advance far less often than nightly. TAS and NT are not yet covered.

Lot Intelligence

$249/ month

The whole lot answer, not the layers underneath it — the buildable-envelope polygon, the setback, site-coverage and height provisions it was derived from with per-boundary provenance, footprint fit at a position and orientation, cut/fill earthworks, area fit search and a pre-lodgement compliance report with scheme citations.

Coverage: Provisions are seeded per planning scheme; a lot with no scheme-specific rule is answered from a conservative default and flagged as an estimate, never presented as the scheme rule. Earthworks needs DEM coverage for the lot and is returned as an async job. Area fit search is bounded to 0.02° per axis per request.

Bulk Export

$199/ month

Export every property in a suburb, LGA, drawn area or uploaded address list to CSV — with the planning, envelope-driving, hazard, DA, easement and terrain layers your key already reads. Layers you are not scoped for are absent from the file; areas a dataset does not reach are flagged not-covered, never blank.

  • GrowthUnlocks bulk property export — 25,000 exported property rows a month, and 0 calls on your monthly quota

Coverage: An export carries only the layers your key is scoped for, at those layers’ own coverage. Sales history, comparable sales, AVM estimates, dwelling attributes and on-market listings are NOT exportable — we do not hold redistribution rights for them and will not approximate them. Area selection by LGA is currently QLD only; elsewhere use a suburb, a drawn area or an address list.

Uploaded Plan RatingUnder development

Pricing at release

Send us a floorplan you already hold and get a preliminary Insitive Livability Rating for it against a specific site. The rooms, their glazing and their aspects are machine-read from the drawing you upload; you supply the block — an address we resolve to a parcel, plus the lot orientation — and the plan is scored where it would actually sit. A preliminary read on a drawing: not a certification, and not an assessment of design quality.

Included calls
Allowance set at release
Scopes granted
None — exports carry the layers your key already reads

Coverage: When you give us an address to resolve the block from, coverage follows the cadastre: NSW, VIC, QLD, WA, TAS and ACT are served; SA and NT come back as a typed coverage gap rather than being sited against a guessed parcel. A drawing the reader cannot get room evidence out of comes back as a typed refusal, never a score, and that attempt is still metered because the pages were rasterised and read. Every result is preliminary — a PILR, with design quality unassessed — and is not a certification. The rating licence is not part of the purchase: the capability to receive Insitive Livability Ratings is granted separately, by application.

3D EnvelopeUnder development

Add-on prices are monthly list prices (AUD, ex GST) on top of any paid API tier, bought and cancelled by you in the developer portal — there is no quote step. The calls an add-on includes are added to your key’s overall monthly quota; they are not a separate per-layer allowance. Where a layer has coverage gaps, uncovered areas are reported explicitly as not_covered, never as a clear result.

Cost per property

Work out what a property costs you

Most property data is sold per report, per export or per seat. Ours is sold per call, so here is the conversion — how many calls one property takes, and what that works out to on each plan. No sales call required to do the sum.

140.02780.02440.0130

Figures are each plan's monthly price divided by its included calls, multiplied by the calls that pattern uses — all AUD, ex GST. Cached responses served from the edge do not count against your quota, so a workload that re-reads the same properties costs less than this table says, never more. Property Graph is included on every plan; Starter and Business include it at a per-month allowance shown in the comparison table above.

Beyond the price

What you get that a per-seat data subscription cannot give you

Self-serve key, no ABN, no sales call

Sign in, accept the API terms, get a live key. A 30-day trial needs no card and no qualification call, and there is no minimum term on any plan.

Unlimited seats

Keys belong to the account, not to a person. Adding a developer, an analyst or a whole team costs nothing.

MCP server for AI agents

A hosted Model Context Protocol server exposes your scopes as agent tools, so an assistant can answer property questions directly against your key.

Development feasibility, not just a record

Planning schemes and zone provisions, buildable envelope and setbacks, hazards with BAL, the DA tracker, easements, terrain and soil — the layers you need to decide whether something can be built.

Provenance and licence on every layer

Each layer carries its source, its licence and its freshness, in the response body and in headers — so you can attribute it, cache it and defend it downstream.

Absence is reported, never implied

Where a layer has no coverage for a location we return an explicit not_covered flag. You never have to guess whether a blank field means "nothing there" or "we did not look".

Frequently asked questions

What counts as an API call?+

Any successful request to an `/v1/*` endpoint on `api.insitive.com.au` against a live key. Cached responses served from the edge don't count against your quota. Sandbox and `ins_test_…` keys are always free.

What happens if I exceed my monthly quota?+

On a paid plan we don't hard-cut you off mid-month. Calls past your included volume keep being served and are billed at your tier's per-call overage rate — Starter $0.004, Business $0.0025, Growth $0.0015 per call (ex GST). Enterprise overage is set in your contract. Only calls we actually serve count — a request we refuse or fail neither accrues overage nor counts against your included volume. Your accrued overage, in calls and dollars, is visible in the developer portal at any time, and it's billed on your next invoice.

There is one hard stop: overage is served up to 2× your included calls for the month, after which requests are refused with a distinct 429 Monthly overage backstop reached until the month resets or we raise the ceiling with you. That backstop exists so a runaway integration can't run up an unbounded bill. Free and sandbox ins_test_… keys stop at their included calls rather than accruing — there's nothing to bill on a free key.

You'll get usage alerts at 80% and 100% of your included volume, and again as you approach the backstop.

Can I move between plans?+

Yes. Upgrades take effect immediately and are prorated. Downgrades take effect at the end of your current billing period. Enterprise contracts are bespoke.

Do you offer a sandbox?+

Every tier — including the free trial — gets access to the mutation-safe sandbox at `sandbox.insitive.com.au`. Test keys never hit production data and don't count against quotas.
